When a qualifying project is within our service area and construction scope, we can evaluate the property, prepare a professional construction estimate, and provide the technical documentation your insurer may request — regardless of which company issued your homeowners policy.

Our role: document construction conditions, explain the substantial restoration, replacement, or renovation scope and price we propose, and complete the contracted project.

The homeowner’s role: report and manage the claim, provide requested information, select a contractor, and fulfill the construction agreement.

Your insurer’s role: interpret the policy, adjust the claim, and make coverage and payment decisions.

Four Seasons does not operate as a small-repair shop. Our insurance-related work is designed for projects where the damage or construction scope calls for a coordinated, professionally managed build.

Generally a good fit

  • Extensive wind, hail, or fallen-tree restoration
  • Full roof or substantial roofing-system replacement
  • Full or substantial siding and exterior-envelope replacement
  • Multi-area exterior restoration
  • Major interior or exterior renovation arising from a covered loss

Generally not a fit

Isolated shingle replacement, small siding patches, minor caulking, one-off gutter corrections, cosmetic touchups, and general handyman work are not a core Four Seasons business line.

Limited service may be considered for established Four Seasons customers based on prior project history, warranty status, scope, location, and availability.

Homeowner-selected upgrades or unrelated improvements can be quoted separately when appropriate. They should not be assumed to be covered by the insurance policy.

Protect the property

Take reasonable temporary steps to prevent additional damage when it is safe to do so, and photograph the conditions. Four Seasons can provide same-day emergency tarping and board-up to help secure your home.

Report the loss and identify your preference

Contact the insurer, open the claim, and obtain the claim number and adjuster information. You may say that Four Seasons is the contractor you prefer to evaluate the damage and perform the construction.

Evaluate and document the affected areas

We evaluate accessible affected areas, take measurements and photographs, identify materials, and record construction conditions. An evaluation does not guarantee project acceptance or insurance coverage.

Prepare a detailed Xactimate estimate

For a qualifying project, we prepare an itemized construction estimate that may include quantities, labor, materials, equipment, access, removal and installation tasks, photographs, notes, permits, and applicable code-related items.

Answer construction-scope questions

With the homeowner’s permission, Four Seasons can attend a scheduled property inspection or answer technical questions about our measurements, materials, methods, code-related requirements, and proposed price.

Confirm the construction agreement

The written agreement identifies the work, contract price, payment schedule, deductible responsibility, optional upgrades, non-covered work, and written change-order process.

Complete and close out the project

We coordinate materials, permits, scheduling, installation, cleanup, the final walkthrough, invoices, and completion documents. Additional conditions are documented before extra work proceeds whenever practical.

About your contractor preference: Identifying Four Seasons tells the insurer whom you would like to use for construction. It does not change coverage, create a contract, imply insurer endorsement, or require approval of our scope or price.

Xactimate provides a common estimating format — not a guarantee of insurance approval. Actual project conditions and policy decisions still control the final scope, price, and payment.

Important: Use of Xactimate does not require an insurance company to approve every line item, quantity, price, or proposed construction item. The insurer independently determines coverage and payment under the policy, and the Four Seasons proposal may not match the insurer’s estimate exactly.

Your Out-of-Pocket Responsibility

What a deductible means on an insurance-funded construction project.

A deductible is the portion of a covered loss that the homeowners policy assigns to the policyholder. It is selected or stated in the policy — not established by Four Seasons — and the insurer generally subtracts it from the amount it would otherwise pay.

A deductible is not a contractor discount.

Four Seasons does not waive, rebate, absorb, conceal, or otherwise offset a required deductible. The customer remains responsible for the deductible, optional upgrades, authorized change orders, non-covered work, unrecovered depreciation, and any contract balance not paid by the insurer.

Some policies use a flat deductible. Others may apply a percentage-based or separate wind, hail, hurricane, or named-storm deductible. Confirm the deductible applicable to the loss directly with the insurer or agent.

Depending on the event, property, and contracted construction scope, Four Seasons may be able to coordinate several affected parts of the home through one substantial project.

Individual components are not necessarily offered as standalone small-repair services. Availability depends on project size, location, cause of loss, trade requirements, and overall fit.

When Estimates Differ

What happens when our estimate and the insurer’s estimate do not match?

Differences are common and do not automatically mean either estimate is wrong.

Two estimates may use different:

  • Dimensions or quantities
  • Materials or product specifications
  • Installation methods or access assumptions
  • Pricing dates and waste factors
  • Code-related construction items
  • Levels of supporting detail

An insurer’s estimate may address only work it has determined is covered. A contractor’s proposal may also include required construction work, homeowner-selected upgrades, or conditions the insurer has not included. Four Seasons can explain and document our proposed scope and price. The insurer decides whether any additional amount is covered, and the homeowner must authorize additional work under the construction agreement.

What types of insurance-related projects are a good fit for Four Seasons?
Four Seasons is best suited for substantial storm restoration, full roof or siding replacement, multi-area exterior reconstruction, and major renovation arising from a covered loss and within our licensed scope. Acceptance depends on location, size, scope, trade requirements, scheduling, and contract review.
Does Four Seasons handle small insurance repairs?
Not as a general business line. Four Seasons is structured for substantial restoration, replacement, and renovation projects rather than isolated patches, cosmetic corrections, or handyman work. Limited service may be considered for established Four Seasons customers depending on the home, prior project, warranty status, scope, and availability.
Do you work with my insurance company?
Four Seasons is carrier-neutral. We can prepare an estimate for a qualifying project involving any homeowners insurer when the property is in our service area and the work is within our construction scope. The insurer’s participation and payment remain subject to the policy and its independent claim decision.
Can I tell my insurer that Four Seasons is my preferred contractor?
Yes. When reporting the loss, you may tell the insurer that Four Seasons is the contractor you prefer to evaluate the damage and perform the construction. This communicates your contractor choice and may help direct construction-related scheduling and documentation. It does not create a contract, alter coverage, imply insurer endorsement, or obligate the insurer to approve our estimate.
Do I have to use an insurance company’s preferred contractor?
Homeowners can generally select their own contractor, subject to the policy, lender requirements, applicable law, and any program conditions. Choosing your own contractor does not require the insurer to pay more than the amount it determines is covered.
Will Four Seasons file my claim?
No. The policyholder files and manages the claim. We can provide photographs, measurements, a construction estimate, invoices, and other project documentation.
Can Four Seasons speak with the insurance adjuster?
With your permission, we can answer technical questions about the observed conditions and our proposed construction scope, measurements, materials, methods, code-related requirements, and price. We do not negotiate the settlement or advise on policy coverage.
Does an Xactimate estimate guarantee approval?
No. Xactimate provides a structured estimating format, but the insurer independently determines coverage, scope, depreciation, limits, deductibles, and payment.
What are ACV and RCV?
Actual Cash Value (ACV) generally reflects replacement or reconstruction cost after depreciation. Replacement Cost Value (RCV) generally reflects the cost to restore or replace with similar kind and quality without subtracting depreciation, subject to the policy. Some RCV policies initially pay an ACV amount and release recoverable depreciation after construction is completed and supporting documents are provided. Ask the insurer how the specific policy applies.
What is a supplement?
A supplement is additional construction documentation or an estimate for work not included in an earlier scope. It may be needed when measurements differ, required construction items were omitted, or concealed damage is discovered. Submission does not guarantee insurer approval.
Who pays my deductible?
The homeowner does. Four Seasons does not waive or rebate insurance deductibles.
What if the insurance check includes my mortgage company?
A lender may be listed as a co-payee and may release funds in stages after reviewing documents or inspecting the work. The homeowner is responsible for following the lender’s process and for making payments under the Four Seasons construction agreement on time.
Can Four Seasons guarantee that my claim will be approved or fully paid?
No contractor can guarantee insurance coverage or payment. The insurance company makes those decisions under the policy.

Insurance proceeds may be payable jointly to the homeowner and mortgage company. Insurer or lender payment timing does not alter the customer’s obligations under the construction agreement.

The phrase “preferred contractor” refers only to the homeowner’s stated contractor preference. It does not mean that Four Seasons has been selected, designated, endorsed, or approved by an insurance company or that the insurer has agreed to our proposed scope or price.
